Principal responsibilities of the Senior Estimator shall consistof, but are not limited to the following:Bidding of Projects: Review all bids, prepared by other estimators, prior to the bid being sent out.CEO will also review bids with Senior Estimator on bids in excess of agreed upon amount.Coordinate the posting of budgets and bids on the bid board prior to the bid date and time, and prior to review of the estimate by management.Update the bid \Schedule of Performance\.Perform estimates at the conceptual level based on conceptual plans using CSI breakdown format on approved form.Prepare a preliminary and confirmed bidders list obtaining 3 bids in each trade using the method described in the Estimating Dept. Policies & Procedures. Confirm bidders prior to bid date.Bid both open shop and prevailing wage work and verify labor rates based on bid requirements. Update estimating hourly rates for non-prevailing wages and prevailing wage jobs.Provide complete General Requirements breakdown for each bid.Control the estimating budget for the year and weekly charges.Minimize the use of project managers to assist in estimating.Perform detailed material take-offs for all work to be performed by in house forces, which will include, but not limited to Rough Carpentry, Finish Carpentry, Soft Demo, Hard Demo, etc. Work to be done by carpenters and laborers and all major trades.Schedule all pre-bid walks, bid runners and bid review times.Obtain accurate rates with burden and allocated in-directs from Payroll for all prevailing and non-prevailing wage jobs to determine the bidding rate to be used for prevailing wage or non-prevailing wage fieldwork.Develop and keep current a commercial estimating spreadsheet template. List all items with unit costs that can be used on a commercial project.Prepare quarterly performance recaps of performance vs. goals to determine how we are doing against the business plan.Develop, and keep current, a Tenant Improvement estimating spreadsheet template. List all items with unit costs that can be used for a tenant improvement.Develop Unit Price and Historical Logs and Worksheets.Estimating Department Coordination:Coordinate and manage plan printing, distribution, and cost of printing.File all bids and budgets according to estimate number.File, track, and maintain plan sets of all jobs. Manage the return or the destruction of plan sets of jobs not awarded toManage the organization of the subcontractor plan review and storage room, bid boardroom, your office and closet.Supervise all employees assigned to estimating related tasks.Stay current with pricing trends and market fluctuations. As a guide only, use RS Means to obtain pricing and verify pricing.Perform quantity survey on key elements of the estimates to verify subcontractor pricing. Extend quantity survey with industry standard unit prices.Follow up on Marketing leads and cold calls that are presented at the weekly estimating meeting.Implement all MBE\/WBE\/DBVE advertisement listing requirements, if any, to fulfill good faith effort.Complete, with the help of others in the company, all pre-qualification questionnaires.Supervise the PROCORE other subcontractor notification system to be used for the listing of all subs by CSI code. Develop and maintain an accurate sub list, which can be sorted by types of work, size of projects, union, non-union, geographic range, etc.Coordinate getting bid bonds when necessary.Read carefully all contract and general condition requirements of bid documents to surface any unusual bidding terms or conditions of the work. Review bid documents before bid day for accuracy.Help maintain a trade's scope checklist for each trade.Evaluate and control company risk. Provide a Risk Analysis for every bid.Coordinate with Operations regarding available staff, company field craft carpenters and laborers in order to target the type of work we need to keep field labor and project management and superintendent staff busy and with backlog.Coordinate with the Management team the development and implementation of the strategic business plan as it pertains to the procurement of work.Run the weekly estimating meeting in the absence of the CEOMeetings - Schedule and\/or attend meetings as required:Weekly Estimating meetings.Kickoff Meetings - attend the job kickoff meeting in order to ensure the Project Manager assigned to a new job understands the dynamics of the project as it relates to any information developed during the bid process.Personnel:Track and manage the workload and performance of all estimating staff.Train all junior personnel on skills needed to advance their career in estimating. Develop milestone goals with their current abilities and training potential.Train and supervise Bid Coordinator.Participate in the hiring, disciplinary action, and termination of employees of the Estimating Department. Analyze strengths and weaknesses of employees; advising on the placement of employees in the Estimating Department.Communications:Maintain effective working relationships with Employees, Clients, Subcontractors, Superintendents: By directing the flow if information between involved parties, keep everybody informed on the status of the bidding and of all problems and exceptions to the established work plan.Troubleshoot, prevent crisis, and offer effective solutions.Skills & Training:Computer skills and use of computer hardware\/software:MS Word, Excel, OutlookSureTrak or MS ProjectPrologDrivers license and vehiclePeople skills and ability to work with all personnel of the company including management.
