Under the general direction of the Vice President of Facilities Management & Engineering, the

Project Manager

organizes and directs the renovation of existing residential properties including the interiors of the apartments, public spaces, amenity facilities and grounds in a diverse mix of multifamily building types including low rise, walk up,


and high-rise buildings that serve a diverse resident population consisting of high end, middle and affordable markets.

Duties and Responsibilities:

Work with building ownership, executive staff, regional and property management staff and specialists including architects, interior designers, engineers and specialty consultants in the and execution of the renovation projects.

Management and direction of the contractors, subcontractors, vendors, suppliers and installers of assigned projects from start to completion including turnover to on-site property management staff.

Budgeting, bidding and accounting of projects including annual budgeting and year end, or project closeout.

Coordinate preparation and review of construction documents with input from stake holders

Building material shop drawing review.

Input contracts and billings into project management software to allow for more accurate job cost monitoring.

Assist in the creation of comprehensive construction budgets based on historical data and subcontractor input.

Negotiate owner supplied equipment purchases and schedule delivery to job site.

Create and update detailed schedules from design development through construction completion

Act as owners' representative at construction management meetings.

Represent the Facilities Management & Engineering Department at meetings.

Cooperates with other departments/ organizations participating on project(s).

Complies with THC safety awareness program, office and/or field safety policies.

Assist in the creation executive presentations.

Produce project status reports and communicate deliverables to all stakeholders and senior management

Conforms to THC core values and assists others to adhere to them.

Acts with integrity in all elements of responsibility.

Perform other related duties as assigned

Skills & Requirements

A Bachelor’s degree in engineering, construction management, or related field; 5-7 years of related experience preferably in multi-family environment or an equivalent combination of education and experience.

Understanding of blueprints and building codes; experience developing cost estimates and budgets.

General management and organizational skills necessary to administer diverse construction/renovation projects.

Knowledge and experience with state and local safety, fire, construction, and public access regulations.

Ability to express oneself clearly and concisely in presenting ideas and concepts both in verbal and written form

Ability to communicate effectively utilizing interpersonal skills to maintain effective relationships with other departments, staff members, residents and outside organizations.

Flexibility and ability to cope with several tasks simultaneously.

Experience and skill in the use of Excel, MS Office Project and other construction/project management software.

Flexibility and ability to work with several tasks and projects simultaneously.

Demonstrated strategic and leadership skills directing a large team or organization.
